One head, one condenser, both on the ground floor and a wall apart. Here is what makes it the simplest job on the schedule — and what changes if your house says otherwise.
Mounted high on the exterior wall of the room being cooled, so the lines go straight outside instead of traveling through the house.
One 3-inch cored hole, sleeved and pitched slightly downward so nothing wicks back inside. Sealed and patched before we leave.
Insulated copper pair, control cable and drain, all inside a paintable cover down the outside wall. Under 15 ft is also what the factory refrigerant charge covers.
Leaves with the line set and daylights at grade, pitched away from the foundation. No pump, no cutting into your plumbing.
On a stand at grade, directly below the head, set off the wall far enough for the airflow and service clearance the manufacturer calls for.
A 240V disconnect within sight of the unit, connected through a 6 ft flexible whip. The circuit has to already be there — the flat price is the mechanical install, not electrical work. Disconnect and breaker are sized to the unit's nameplate.
Head and condenser on the same level. No ladder staging, no second-story line routing, no roof or balcony mount.
Three conditions. All three true and the mechanical installation is $2,500 flat. Any one of them false and we quote the work it actually takes — before we start, in writing. Electrical work is never inside the flat price; it is always its own line.
The $2,500 covers installing the equipment — not electrical work. The mechanical permit ($250–$650, depending on city) and HERS verification ($250) are separate line items on every quote, passed through at what the city and the rater charge. They are in the total you see on the pricing table — not hidden behind it.
