The Install That Gets the Flat Price

One head, one condenser, both on the ground floor and a wall apart. Here is what makes it the simplest job on the schedule — and what changes if your house says otherwise.

Simplest single-zone mini split installationElevation cross-section. Interior room at left, exterior at right, separated by a wall. Orange marks the three conditions that decide the flat installation price: the run under 15 feet, 240 volt power already at the condenser, and both units sitting at first-floor grade.≤ 15 FT RUN240VGRADE — FIRST FLOOR, BOTH UNITS ON ONE LEVELINTERIOREXTERIOR1234567SINGLE-ZONE MINI SPLIT — SIMPLEST INSTALLVARGAS HVAC · LIC #1145667NOT TO SCALESimplest single-zone mini split installationElevation cross-section. 1. 1

    Indoor head

Mounted high on the exterior wall of the room being cooled, so the lines go straight outside instead of traveling through the house.

  2. 2

    Wall penetration

One 3-inch cored hole, sleeved and pitched slightly downward so nothing wicks back inside. Sealed and patched before we leave.

  3. 3

    Line setFlat price

Insulated copper pair, control cable and drain, all inside a paintable cover down the outside wall. Under 15 ft is also what the factory refrigerant charge covers.

  4. 4

    Condensate drain

Leaves with the line set and daylights at grade, pitched away from the foundation. No pump, no cutting into your plumbing.

  5. 5

    Outdoor unit

On a stand at grade, directly below the head, set off the wall far enough for the airflow and service clearance the manufacturer calls for.

  6. 6

    Power at the condenserFlat price

A 240V disconnect within sight of the unit, connected through a 6 ft flexible whip. The circuit has to already be there — the flat price is the mechanical install, not electrical work. Disconnect and breaker are sized to the unit's nameplate.

  7. 7

    First floor, at gradeFlat price

Head and condenser on the same level. No ladder staging, no second-story line routing, no roof or balcony mount.

What Decides the $2,500 Flat Install

Three conditions. All three true and the mechanical installation is $2,500 flat. Any one of them false and we quote the work it actually takes — before we start, in writing. Electrical work is never inside the flat price; it is always its own line.

First-floor installation

Qualifies
The room and the condenser are both at ground level.
Does not
Second-story head, roof or balcony condenser. Installation is quoted from the standard range, $2,250–$2,750, or $2,750–$3,500 where access is tight.

Line set under 15 ft

Qualifies
The condenser goes on the wall right outside the room.
Does not
Condenser around the corner or across the yard — longer line set and cover, added refrigerant, more labor.

240V power already at the condenser

Qualifies
An existing 240V circuit and disconnect already land where the condenser goes. We connect the whip and commission the system.
Does not
New dedicated circuit run from your panel, $950, plus your city's electrical permit at cost. Quoted as its own line — never folded into the flat install price.

The $2,500 covers installing the equipment — not electrical work. The mechanical permit ($250–$650, depending on city) and HERS verification ($250) are separate line items on every quote, passed through at what the city and the rater charge. They are in the total you see on the pricing table — not hidden behind it.

Labor & Manufacturer Warranty

Every installation comes with a labor guarantee and the manufacturer's limited parts warranty — and a maintenance plan extends your labor coverage to five years.

🛡 Single-Zone Mini Splits

Standard single-zone systems

  • 1-year labor warranty — full installation labor coverage, included at no extra cost.

  • 5-year limited parts warranty — manufacturer coverage on mechanical and electrical components.

Extend labor coverage to 5 years with a maintenance plan — $180/year.

🛡 Multi-Zone, Premium & Central AC

Multi-zone systems, premium single-zone equipment, and central AC systems

  • 1-year labor warranty — full installation labor coverage, included at no extra cost.

  • 10-year limited parts warranty — manufacturer coverage on mechanical and electrical components.

Permitted, HERS-verified installation keeps your manufacturer warranty valid.

Documented annual maintenance is required to keep both the extended labor coverage and the manufacturer's parts warranty valid. Coverage does not include failures due to power surges, lack of maintenance, or “Acts of God” (e.g., fire, flood, or extreme weather).

Yelp

I had BK and Jose show up today to look at my mini split after it started leaking water from the front the unit. I had a different shop come in yesterday who looked at the same issue and quoted me 15k to replace it telling me the shower pan is broken. I immediately knew I was being taken a for a ride. I thanked them and called Vargas the next day. I didn't know much about Vargas to be honest but I felt their pricing on website for mini splits seemed much more reasonable. They came in today, they diagnosed the issue, cleaned up all the wet components, serviced it clean and reassured me the unit was doing great and were on their way. This is what professional, honest service looks and sounds like. I was deeply impressed and promised them I would call them for future service and repairs. They look like an honest shop and we need more of them. So call them. Tip them as I did for a great and honest service. This is not a paid review. I am just a happy customer who got saved from getting ripped off because of Vargas.

Straight answers — no jargon, no pressure.

Why might my final quote differ from the online estimate?

Most single-zone mini split installs are completed in a single day. Multi-zone systems typically take 1–3 days. We confirm the timeline in your written quote.
