AC Tune-Up Checklist

6-Month maintenance inspection — complete each step and flag any concerns

Home/Checklists/AC Tune-Up Checklist

6-Month Tune-Up Inspection

Check off each step as verified. Flag any item that needs attention or follow-up work.

Verified / completed
Flagged — needs attention

1. Electrical

Thermostat Calibration & Operation

Verify thermostat reads accurately, cycles correctly, and settings are correct

Capacitor Test

Test start and run capacitor MFD — replace if out of tolerance (±6%)

Contactor Inspection

Check contactor contacts for pitting, burning, or excessive wear

Electrical Connections & Wiring

Inspect and tighten all electrical connections, check for fraying or corrosion

Amperage Draw – Compressor & Fan Motors

Measure running amps on compressor and condenser fan motor against nameplate specs

2. Mechanical

Condenser Coil Cleaning

Rinse or wash outdoor condenser coil to remove dirt, debris, and cottonwood buildup

Evaporator Coil Inspection

Visually inspect indoor evaporator coil for dirt, frost, or mold buildup

Condenser Fan Blade & Motor

Inspect fan blade for cracks or damage, check motor bearing for wear or noise

Blower Wheel & Motor

Inspect blower wheel for debris buildup, check belt (if applicable) and motor operation

Condensate Drain Line

Flush condensate drain, check drain pan for algae or standing water

3. Refrigerant

Refrigerant Pressure Check

Check suction and discharge pressures and compare to manufacturer specs

Superheat / Subcooling Check

Verify superheat (TXV or fixed orifice) or subcooling to confirm proper charge

Refrigerant Leak Inspection

Visually inspect line set, coils, and fittings for signs of oil or refrigerant leak

4. Airflow

Air Filter Replacement

Replace or inspect air filter — every 1–3 months, every tuneup at minimum

Static Pressure Check

Measure supply and return static pressure to verify adequate airflow across the system

Supply Vents & Returns

Confirm all supply vents and return grilles are open and free of obstruction

Delta T (Temperature Split)

Measure supply vs. return air temp — expect 16–22°F split across the coil under normal conditions

5. Safety & Final

Disconnect & Breaker Inspection

Inspect outdoor disconnect box and breaker for proper sizing and condition

Carbon Monoxide Check (if gas heat present)

Verify no CO presence near air handler or furnace if combined system

Full System Run & Final Verification

Run system through full cooling cycle, confirm no abnormal noise, vibration, or trips

Note: This checklist covers a standard 6-month AC tune-up. Actual findings may require additional repairs. We will provide a separate quote for any parts or labor needed beyond routine maintenance.
